How I Took This Fishers Condo From Active to Pending in 4 Days!

It’s cold outside, and snow is on the ground. Everything you’re reading online says that market tends to slow down during the colder season, or at least that is what I read and hear.

Well, I am here to prove them wrong! I was able to list this Fishers condo for sale last week, and today it is pending, even in the midst of winter weather.

I know what you're thinking... “Wait, what? How did you sell this condo over the weekend? Wasn’t there a blizzard bomb (or whatever the news called it) that hit Indiana over the weekend?"

Yes, in Indiana, it was 64 degrees on Thursday and back below freezing with snow, sleet and everything else on Friday. “You mean people actually look at houses in those weather conditions?” YESSSSSS! They do.

My strategy is somewhat simple. Most buyers will make their plans for the weekend to look at properties by Thursday or Friday. So, in order to get showings for the weekend, I needed to list this property before Friday. I listed it on Thursday morning, the listing went onto the MLS, and then was syndicated through tons of other marketing channels.

It normally takes about 12-24 hours for the other sites to pick up the MLS listing (Zillow, Trulia, etc.). Listing this no later than Thursday allowed me to make sure it was fully marketed before the weekend. Once that condo hit the market, every agent who had a buyer looking for a condo in Fishers, received the new listing notification email.

By Saturday, the showings started to pile up, and on Sunday, I received several calls, texts , and ultimately an offer! Now, not only did I pick the right day of the week to list this property, I also had to do my homework and price the condo correctly.

As I said, this condo is located in Fishers, and is within easy access to downtown Fishers, schools and the interstate. It's an end unit on a dead end street, main level condo with a 2-car attached garage. The community is quiet and includes a pool, and this property has no stairs inside the unit. It does attract a certain type of person and is somewhat hard to come across if you are looking for something so specific.

Sticking to a good marketing plan, pricing the property right, listing on the right day of the week and doing all the necessary homework upfront is what took my listing from active to pending in just 4 days. Don’t let the news scare you. You can still sell your house in the colder temperatures. You just need a realtor with a proven-to-work strategy in place.
