Rental requirements


We strongly recommend that you review our rental requirements checklist prior to submitting your application. This proactive step can expedite the processing of your application.


If you are not comfortable with anything listed below, please do not apply:

  • Application fees are non-refundable.

  • Verify our Pet Policy to ensure your pet does not fall in the restricted breed list (if applicable).

  • Other applications may exist for the property you are applying for. The most qualified application will be approved.

Rental Requirements:

  • $50 application fee is mandatory for all occupants aged 18 or older.

  • A minimum credit score of 580 is required. Scores below 580 will result in application disqualification. For applications with multiple co-applicants, we will calculate the average household credit score.

  • Your move-in date must fall within 30 days of application approval.

  • Your income should be at least 2.5 times the monthly rent after taxes (net income) to meet qualification criteria. If we are unable to verify your income, a co-signer will be necessary.

  • Bankruptcies must be fully discharged for qualification.

  • We will verify your previous rental history. Any outstanding rental debt or eviction within the past 5 years will disqualify your application.

  • Background checks will be conducted. Applicants with a felony conviction within the last 7 years will be denied. Additionally, the landlord reserves the right to deny applications for felonies, regardless of conviction date, if they relate to fraud, theft, distribution of controlled substances, assault, battery, violent crimes, crimes involving children, or if the applicant has a history of sex crime convictions.

  • Each applicant must apply separately and provide a unique email address

  • Have a valid form of ID

  • Must be 18 years of age

  • Prior to applying, please ensure that your credit is not frozen. If we are unable to run your credit because of a credit freeze on your account, you may be subject to an additional application fee.

  • If your application is approved: We may require a period of at least 3 business days from the date your application is approved before you can take occupancy of the home.
